I lived here for two years as a college student. While the time living there was pretty ok, the moving out was horrible. I was told they lost my keys and when I had time stamps of me dropping off my keys, they turned up all of a sudden. I was charged for the month of June on top of an extra week from my move out after being told I was only being charged for the week. Contacting the property is not even possible at this point. I’ve been trying to receive my money back for the past 3 weeks and no one will give me answers. No one will even pick up the phone in the office. Office staff have no idea what they are talking about. I was told the steps to move out and when I did, another staff member told me differently about certain things. DO NOT STAY HERE IF YOU WANT YOUR DEPOSIT AND MONEY BACK! It is extremely difficult for no reason to contact the office. I set up my direct refund account and still no one has given my money back to me in 3 weeks. I have called just about every day and multiple times a day and no one has answered the phone once. For your own sanity living here is not worth it just because of how bad move out is and the office staff.

FLOODING, MOLD, ROACHES!!!
Now that I finally got my security deposit back, after 40 days and having to call and email for it, I’m here to tell you all the things wrong with this place! I lived here for 3 years in 2 different apartments in this complex mostly because it’s spacious and convenient. However both of my apartments (top and bottom floor) flooded. On the bottom floor, I told them there was a crack in the foundation, their “fix” was to dry the carpet with loud fans all night and duck tape a tarp to the side of the building. Water came up from the floor every time it rained hard. There was mold all over my closet and shoes, I threw out many pairs of shoes that were on the floor. I had to stay in a hotel twice while living here, once because of the flooding and once for sewage backing up into the bathtubs.
After the whole flooding issues I kept having on the bottom floor, I decided to move to another apartment on the top floor. Then guess what? Water flooded from the ceiling when it rained! When they came to fix it, the cut a hole in my ceiling and left it there for over a week until the roofers came. Anytime I called to check and see when they were coming to fix it, the leasing office woman had no idea what was going on and was acted super rude and annoyed anytime I called. They “fixed” it, then a few weeks later, it happened again!
On top of the flooding issues, let’s talk about the ROACHES. This place is roach central. They are EVERYWHERE. Never seen so many in my life. Outside and inside.
These buildings are old and not super well kept. My floor was sinking in. The only reason they’re “updating” apartments is because half the complex flooded during tropical storm Chantal. I hope they finally fixed the foundation cracks while they ripped the place apart. Oh and if your neighbors smoke weed or cook smelly foods, you can smell it inside your apartment too! They say it’s non-smoking and you have to put your trash inside but nobody ever does anything about it, so there’s always your neighbors trash out in the breezeway attracting those roaches.
They “forgot to charge for cold water” one time for months, and then sent us a huge bill for water one month. I don’t know how cold and hot water are charged differently, makes no sense at all. Should not have been our responsibility for their mess up.
This place charges too much for the quality you get. They put lipstick on a pig.

Not worth the new price
I have lived in Chapel Hill apartments for 8 years, so I have a pretty good gauge of relative quality and value in the area. We have lived at Midtown for 3 of those years because the rate was competitive. However, they just raised rent by $250/month and now the monthly dues are comparable to much higher quality apartments nearby. Keep in mind they have a required amenity package on top of the rent price. Issues with paying this increased rate include: dysfunctional HVAC system, warped floors, cracked walls, careless paint job, harsh apartment lighting, a pool that is randomly "out of service" for weeks at a time, and unkempt gym with constant broken equipment. I have never had a problem with maintenance when things break which is why I did not give one star.

Disgusting
We had a friend live here a number of years ago and thought it would be a good location for our next apartment. Needless to say, the complex has gone downhill. Our apartment was disgusting upon move-in. Our HVAC is clearly spewing dust and/or mold throughout our unit. You can see this dust caked on the wall around the vents. All of our walls are patched without a new paint job. Our floors are clearly warped from some previous water damage. Our unit is in Melanie Ct., located near the trash compactor. Not only does the area smell horrid, but it's constantly covered in trash. In terms of amenities, the pool has been closed for the last several years, they force you to pay for valet trash service and Spectrum cable (which we didn't want or need). Maintenance has been okay, but overall, we were surprised at how little care was taken of our unit before we even moved in.

First Floor
Do not live on the first floor here if you ever expect to enjoy peace and quiet without feeling like your upstairs neighbors are about to come through the ceiling. I am woken up at 5-6 AM and kept up well past midnight because of this. Will not be living here again for peace of mind.
