Fall semester sublease - great location, very walkable!

The specific room for the sublet is in the basement of the duplex, down the set of stairs off of the main hallway and to the left (this is the only access to the room from the upstairs, and the person living in the other room in the basement will... need to walk through in order to access their space most of the time; if needed, there is also an outside door that connects to the other room). The room itself is medium-sized, with a closet with a door and plenty of space for a bed and any other furniture needed! You will only be sharing a bathroom with one other person, and the bathroom contains a shower and toilet.

The rest of the house is recently updated and has a lot of natural light. The duplex itself has three stories, and the rest of the bedrooms are on the third floor; two of them also have balconies that look out over the street. The middle floor houses the living room, the kitchen, a powder room near the stairs, and a washer and dryer, as well as a back door out to a small porch and gravel area that can be used for entertaining. There is a nook for the kitchen table, and plenty of storage for pots/pans and food (there is space for a big shelf in the corner of the kitchen and a large amount of cabinet storage). The front door is down a set of stairs from the street, and there is a gravel driveway that slopes down to it. The house is opposite an elementary school, and the landlord's property is diagonal from the back of the house if needed.The area is very safe, and only a 10 minute walk from behind Quechula on Franklin Street!

We are looking for ideally only female tenants, as the rest of the students living there are female. Utilities are not included in the rent, but the 740 price tag is negotiable.
